Terms & Conditions

PARKING: All parking is limited and at some locations more restricted than others. Parking is limited to paying guests only. You are subject to the parking regulations as set by the property owners. If you are bringing an RV or boat trailer, please call in advance to make arrangements.

BOAT PARKING: Boats and trailers must be parked in a closed garage within Lakeway city limits. Boat slip rentals are available at the Lakeway Marina.

CRIBS: Available on request. Please let us know when making your reservation.

MINIMUM STAY: Rental rates are based on a 2 night minimum, 3 night minimum over holidays and are subject to 13% occupancy tax, except when the continuous length of stay is 30 nights or longer.

DEPOSITS: A deposit equal to one night’s rental is required to confirm a reservation and must be received within seven days from the date the reservation is made. The deposit is refundable less a $30.00 administration charge provided the reservation is canceled on or before 15 days before the arrival date. If the reservation is canceled less than 15 days before arrival the amount of the required advance deposit will be forfeited regardless of the reason for cancellation. A 30 DAY cancellation policy applies to all HOLIDAY RESERVATIONS.

PAYMENTS: All rental payments must be made in advance. Rental payments of less than 1 month may be made with cash, MasterCard, Visa, American Express, or Discover. Monthly rentals must be paid by cash or check and are secured by a $500 utility deposit + one month’s rent security deposit + $350 pet deposit where applicable. Stays beyond 30 days require a monthly utility deposit. Utility deposit will be refunded after all utility bills have been paid. Security deposit will be refunded less any needed repairs or replacements. Pet deposit will be refunded less the cost to clean and de-flea carpets.

USE OF FACILITIES: Accommodations and amenities are provided for your enjoyment. By using these facilities, you assume responsibility and liability for your actions. Neither the property owner, the management company, nor the owner’s association assumes any liability for accidents or injuries.

FURNISHINGS: All vacation properties are individually owned and are decorated to suit the owner. Décor, style, and color will vary. Furnishings are subject to change without notice. Please do not transfer furnishings of any kind from one property to another. Loss of these items as well as damage to the unit or furnishings in excess of normal wear, will be charged to you, the renter. If you require special appliances or equipment, please bring them with you.

HOUSE PARTIES: House Parties are not allowed! Occupancy is strictly limited to the sleeping capacity of the condominium or house. Maximum sleeping capacity is specifically listed for each property. Management reserves the right to enter the rental property anytime to investigate disturbances, check occupancy and/or check for damages. No condominium or house will be rented to vacationing students or young singles unless accompanied by a parent. Singles must be 21 years of age or older. Parents must check in and occupy the condominium or house with their children during the entire rental period. Failure to do this will result in eviction of the unaccompanied youth and forfeiture of all payments. Any reservation made under false pretenses will result in forfeiture of advance payment and the party will not be permitted to check in or if discovered after check in will be required to vacate upon notification.

FIREWORKS: Fireworks are prohibited at all rental properties! The use of fireworks on buildings or grounds is against city ordinances and the fire code. Use of fireworks will be reported to local authorities. Parents are responsible for supervising their children. Please leave your fireworks at home.

DAMAGES: Each guest will be financially responsible for damage done to the property beyond normal wear and tear.

NO PETS: Pets are not allowed at our vacation rental properties.

CANCELLATION POLICY:  a 50% refund of accommodation fees, cancellation must be made 30 full days prior to 4 pm CST on the day of check in.  If the guest cancels less than 30 days in advance, the nights not spent are not refunded.  If guest arrives and decides to leave early, the nights not spent are not refunded.
